A structured site recce for a new showroom or brand outlet location.

A new store site visit checklist is the structured recce a Business Development Manager completes when evaluating a property for a new showroom, exclusive brand outlet or cafe. It records the frontage and how visible it is from the road, footfall counted at three times of day, neighbouring brands, parking and access, whether signage will be permitted, the sanctioned power load, water and washrooms, the rent and lock-in quoted, the landlord's documents, and live photos of the frontage and interior. The Regional Head reviews the scored visit before a site goes to the approval committee. One item is fatal: a landlord who cannot show clear title. Every gap raises a ticket with an owner and a deadline, so open questions are closed before the offer letter.

About this template.

Why count footfall three times?

Because one count tells you little. A site that is busy at lunch may be empty in the evening, and many showrooms and brand outlets do most of their business in the evening and at weekends. Counting fifteen minutes in the morning, afternoon and evening, ideally including a weekend or festive evening, gives a truer picture of who passes the frontage.

Why is landlord title the only fatal item?

Because everything else can be negotiated or fixed, but a property without clear title can cost the brand the fit-out and the lease. Rent, lock-in, power load and signage can all be improved in negotiation. If the landlord cannot show clear ownership or the right to lease, the site should not go to the approval committee, so a fail caps the visit at zero.

Who should review the site visit?

The Regional Head, who knows the city and the brand's network in it. The review is where the Regional Head checks the footfall counts against nearby stores, questions the rent against the expected sales, and decides whether the site goes to the approval committee. Live photos with GPS and time stamps show the visit was made at the property.
